January 1, 2018 – Dues Increase

Just a reminder when paying your dues this month that dues are now $200 per month

Checks are to be written to Pebble Creek HOA, Inc. and mailed to PO Box 3443, Hickory NC 28603

A notice dated November 20, 2017 was mailed to each Pebble Creek homeowner informing you of the monthly dues increase from $180 to $200 per month

Clean your sidewalk and patio – To clean concrete, pour out a water solution with Clorox on the concrete, use a stiff brushed broom to scrub, and then allow it to sit for a period of time.  Afterward, wash off.

  • Wear gloves when handling bleach.
  • If your patio is really dirty, you can use a pressure washer to clean it.
  • A water hose can be handy when cleaning your patio. You don’t have to carry buckets of water and it goes a lot faster.


Please disconnect your hoses on your outside water spigots. Leaving them connected can cause interior water lines to freeze and burst.

All Christmas decorations need to be taken down no later than January 10, 2018.  Thank you!!

EXTERIOR CHANGES – Board Approval Required

Please do not forget:  If you landscape or remodel, you must get permission in writing from your HOA Board prior to having the work done (even if you are paying for it). As homeowners, we all want to ensure that work done to the exterior is good workmanship and that the overall exterior appearance of our units remains uniform. This protects your property value!!


 Some homeowners may have a concern about the plumbing of their townhome.  If you would like to replace the pipes, the Board recommends Dependable Plumbing at 828-291-2548. The company has replaced several pipes in the development and is reasonable and dependable.


 Remember that maintenance requests, complaints, or concerns should be written down and mailed to Thornburg & Associates, Inc., PO Box 3443, Hickory, NC 28603 or faxed to 828-328-2938.  You may email to

HOA management will then forward to the Board for discussion at the next monthly Board meeting.  A response will follow.  For urgent matters such as a leaking roof or sewage back up, PLEASE call the office at 828-328-2936.

ICE MELT – For Ice on Patio, Porch, or Sidewalk

 Rock salt will damage concrete so instead use Ice Melt for snow and ice on your patio, porch, or sidewalk.

* Please attend the annual meeting and ask your fellow homeowner friends and neighbors to also attend.  If you cannot attend, please complete a proxy form for voting purposes and return to management prior to the meeting.

* We will review 2017 financials and the budget for 2018.

*The annual meeting is a time of review of 2017 HOA business and community-wide concerns as well as plans for 2018.  No individual issues will be discussed.   If any are given, we will be glad to make a note of each for discussion at the next Board meeting.

Insurance Requirements

Please provide a copy of your declaration page of your most current fire and hazard insurance policy on your townhouse to the HOA.

Insurance that is carried by the Homeowners Association only covers the common areas such as the parking areas and the grounds.  Your unit is a deeded Townhome which means that you own the exterior as well as the interior of your townhome and you must have insurance to cover both.    Please verify with your insurance agent that you do indeed have the correct type of coverage.  And remember to have a copy of your insurance forwarded to the Managing Agents, Thornburg & Associates. The mulch bed behind each of our homes is considered a personal lawn area; therefore owners may plant shrubbery and flowers (not vegetable gardens) of his/her own choosing as long as it is tasteful. Each owner is to personally maintain this bed properly. The HOA does not provide maintenance to this area – each owner is required to provide mulch as needed and to keep the shrubbery and flowers groomed.
